How do you come up with the number?
We walk the house, then work back from what it is worth once the repairs are done. We are the contractor who would be doing those repairs, so we are not guessing at what they cost. Nothing about the walkthrough commits you either way.
Is your offer going to be low?
It will be below what a fully renovated house sells for, because you are skipping the repairs, the cleanout, the commission and the wait. What we will not do is hand you a number with nothing behind it. You see exactly how we got there, and if listing would put more in your pocket, we will say so.
Do I have to fix or clean anything?
No. Not the roof, the carpet, the basement or the garage. Take what matters to you and leave the rest to us.
What does it cost me?
Nothing. No commission, no fees, no closing costs. The number we agree on is the number you get at the title company.
How fast can this happen?
As fast as title clears, or as slow as you need. You pick the date. If there is probate, a lease or a move in the way, we can agree on a price now and close when you are ready.
What if I just want to know what it is worth?
That is fine. Send the address and say you are still exploring in the notes. We will explain the options without pushing you to move forward.
Are you actually local?
Yes. All Things Home is based in Sioux Falls and the crew lives here. The person who calls you back is from the company that walks your house, not a call center.
Do you also do renovations for people who are staying?
Yes. Kitchens, bathrooms, basements, whole home remodels and rental turns, with the same crew that rebuilds the houses we buy.
