When listing genuinely beats selling to us
If the house is close to market ready and you can live with showings and an inspection round, a listing will almost always net you more. An agent's fee is usually smaller than the discount an as is buyer needs.
When it does not
It stops working when the repair list is long, the house is full, a tenant will not cooperate with showings, a buyer already walked, or the calendar matters more than the last few thousand dollars.
